Here We Go Again More Chaos and Planning Part 1


I love designing and planning our renovations and boy do we have lots of renovations in store. I'm excited to clean out another grossly dated  area of this house and also scared (because I HATE Demo YUCK!!) and it always gets worse before it gets better. I can't wait to have a beautiful, functional, and spacious bathroom and hall office space.


What we moved in too

The 1st floor bathroom is a pretty large space, but it was badly planned out with built in closets that wasted a lot of square footage.

The dimensions are 11'6" X 8'8" you wouldn't ever know it with the lost square footage from the built in cabinets and shower.
LOL! The cabinet on the right is blocked by the vanity and unusable, Genius! 

Front Entry view: The front hall is closed off with the built-in shelves on the left. Behind bookcase is a hanging cloths closet for the laundry room.


The back hall is a laundry room with more terrible wall paper
and awkwardly hard to access storage that doesn't

 fit any size laundry detergent.  



It'll get a lot worse before it gets better

I'm not just saying that because we're renovating a 200 year old house and we uncover disgusting old mice nests.  It's scary because every time we open up a wall we find a new structural hack jobs from the past.

Getting started


And here is the Hack Job.
Framing studs cut and removed, not properly re-framed. This span is 48" wide

 This must be where they brought in the single piece tub/shower,
we had to cut it into 4 pieces to get through the doorways.


This wall will no longer have a door to the front bedroom. 
We'll use the space to center the new vanity on the wall and flank 
with open storage on both sides.



This wall is getting push back and be framed under the beam which is  6" away, we'll widen the doorway and replace the swinging door with a barn door slider.

Down to the studs and new insulation and drywall. We still need to remove the flooring, but seeing a light at the end of demo torture.



New insulation without gaps is making this room so much warmer already. We'll replace 2 windows and add 1,and re-frame the hacked exterior wall.


I LOVE the planning

Our new layout will close off the doorway to the front bedroom and open the hallway from the front entry.  We'll take out the swing door from the back hall to the bathroom and replace with a sliding door.

We'll slide the vanity over using the new wall space and flack the vanity with open storage towers.  Now without the built-in closets we will move the shower into left corner, using a glass surround to keep the space open. This view also shows the new opening to the front stairs and entry.


The washer & dryer will move into the bathroom leaving the back hall open for a home office with storage or a laundry folding area




Renovations plans are set, the demo is well underway, we just need time to get it all done.
